I'm curious as to why you say to stay away from VA loans? These are low fixed rates and don't require PMI. Also, when buying with a VA loan, it usually work in the buyers favor as homes are appraised lower by the VA then with a FHA or conventional loan so you usually pay less then the asking price in most cases.

I love it! I wish I would have known about you before now. I can relate to these stories. I became disabled 2 years ago, used what little I had in retirement, lived off my small disability check and credit cards in addition to raking up debt making repairs on my home in order to sell it.
